Patricia★★★★★Update in Nov'23 : This new location is super specious with tons of seats and enough waiters. Even though we need to pay Kandawgyi park entrance fees, we could claim it back on the bill. A great place for breakfast after the walk at the lake. Knew this place for lunch an dinner and some dishes served at Malibu. But the breakfast was amazing. Very busy and crowded during breakfast but the servers are very patient and well trained. Dim sum was good, mandalay nan lat thote was yum. Si lone tea there is a must try if you are a fan. You can get to the lake easily by the garden side exit.
