I do not usually support chain restaurants for breakfast. Nothing really against them but I like mom and pops. Everyone around doesn't open until I'm already working so I came here. Thomas was awesome everything i needed came without having to wave some body down and hats off to cook Mario as it was all perfectly cooked. And first time ordering off a 55+ menu 13$ for breakfast and coffee is amazing out the door 23$ with tip and I was full and satisfied. Not gonna happen at very many mom and pops anymore .

Today was the best day ever in 2026. IHOP in Lee's Summit on 291 Highway showed up and showed out for us. We're on a bit of a journey of homelessness and we spent our last $20 in a washing machine that did not work, all of our clothes and blankets, and we were told that we would not be reimbursed until Monday, as we pulled our clothes out of the washer with soap and beads on them. So I went digging and I found 20 pan coins with IHOP, in the app, the picture of the French toast was incredible so we came here, explained a little of our situation and before we knew it the waitress got us two cups

I went ahead and gave them a 5 for atmosphere, although I was there at about 4:30 in the morning. Not really much on atmosphere, but great food and service. I thought the price was very good! I went cheap with the special: 2 eggs, 2 pancakes and 2 bacon strips, all for $6. Pretty awesome!

We waited several minutes to be seated. Mediocre service. She never refilled our water glasses. The food was good. The location is easy to find. Large parking lot on two sides. Handicap/wheelchair accessible.
